VA-Approved Appraiser
A VA-approved appraiser is a licensed professional specifically authorized by the Department of Veterans Affairs (VA) to conduct appraisals for VA loan purposes. Their role extends beyond typical property valuation to include assessing the property's compliance with VA Minimum Property Requirements (MPRs).
Responsibilities for Properties with Individual Water Supply
For properties with individual water supply systems (e.g., private wells, cisterns, springs), the VA-approved appraiser is responsible for:
- Verifying the presence and type of water source.
- Triggering a mandatory VA Loan Entitlement, Certificate of Eligibility (COE), and Loan Guaranty Certificate (LGC) if the property uses a private water source.
- Measuring or verifying the separation distance between a private well and the septic system, ensuring compliance with the VA Loan Entitlement, Certificate of Eligibility (COE), and Loan Guaranty Certificate (LGC).
Addressing Deficiencies
If a property fails to meet VA MPRs, including those related to water supply, the appraiser's report will highlight these deficiencies. These issues must be resolved before the loan can close.
