Event-Based Reporting (Fannie Mae)

Updated 2026-05-17

Government Sponsored Enterprise (GSE) is implementing a new event-based reporting system for its Single-Family Servicers. This system streamlines how servicers report loan-level transactions, enhancing transparency and ensuring data alignment.

Reporting Requirements

Under event-based reporting, servicers are required to report loan-level servicing events to Fannie Mae's servicing solutions system in near real-time. This means reporting events the same day they are processed, but no later than 3:00 a.m. Eastern Time the next business day.

This new system replaces the previous requirements for servicers to submit Transaction Type Reports and Loan Activity Records (LARs).

Examples of Servicing Events

Examples of servicing events include:

Delinquency Reporting

For delinquency reporting, servicers will be able to submit multiple Servicer Action Types, Delinquency Loan Status, and Borrower Delinquency Reasons.

A specific requirement for "no payment" events dictates that if no payment has been received from the borrower by the twenty-second calendar day of the month of the reporting period, servicers must report a 'no payment' event. If the twenty-second calendar day falls on a weekend or holiday, the event must be reported on the preceding business day. The reporting period continues to close by 5:00 p.m. Eastern Time on the second business day of the month, with any activity reported after this time applied to the next reporting period.

Implementation

The implementation of event-based reporting will be incremental, with specific milestones published on Fannie Mae's website.
